Red Flags When Hiring a Realtor: What Buyers and Sellers Should Watch For

Choosing a real estate agent is a big decision. You are trusting someone with your home, your money, and a lot of moving pieces. So before you hire a Realtor, pay attention to more than the sales pitch. How that person listens, prepares, and follows through tells you plenty.

I have been a Realtor since 2000, and I have learned that the little things you notice in that first conversation often matter later. Here are the red flags I would watch for if I were hiring an agent to buy or sell a home.

Watch my video, 7 Red Flags When Hiring a Realtor, here:

1. They do all the talking

An agent should tell you about their experience. But if you hear their whole life story before they ask why you are moving, we may have a problem.

Your appointment is about you. A good agent asks what you hope to accomplish, what your timeline looks like, and what concerns you have. Then they listen to the answers.

Here is my favorite test: After the conversation, ask yourself, “Did this agent learn anything about me?” If you could barely get a word in, imagine how difficult a serious discussion about an offer might be.

2. They promise to follow up, then disappear

If someone says, “I will call you tomorrow,” and you are still watching your phone three days later, take note.

Buying and selling come with deadlines, inspections, negotiations, and questions that deserve answers. You do not need a play-by-play every 15 minutes, but you should know when to expect an update and who to contact when something comes up.

Ask: “How often will you update me, and will I hear directly from you or someone on your team?”

3. They show up late or unprepared

Things happen. Here on the Bolivar Peninsula, even the ferry can have a schedule of its own. But an agent who runs late should let you know.

If you are selling, your agent should also arrive ready to discuss your property, recent sales, competing listings, and how your home fits into the current market. If they have not done the homework, that is a visit, not a listing strategy.

Ask: “What information did you use to prepare your recommendation?”

If you are getting ready to sell, our seller’s guide is a useful place to start.

4. Their price sounds wonderful, but they cannot explain it

I want my sellers to get the best possible price. I also want to show them why I am recommending a particular asking price.

That means looking at what has sold, what buyers can choose from today, and how the property’s condition, location, and features compare. A big number sounds mighty nice at the kitchen table. It still needs support from the market.

Buyers should ask the same kind of question: “How will you help me decide what to offer?” Look for an answer grounded in comparable properties and your goals.

If you are curious where your home might fit, you can start with our home valuation page and then talk through the details with us.

5. They brush off coastal questions

Crystal Beach homes come with questions that may not come up in every market: insurance, flood zones, septic systems, property access, maintenance, and rules that may affect rental plans.

No agent has every answer memorized. What matters is whether they recognize what needs checking and help you reach the right professional or source for an answer.

If you hear, “Oh, don’t worry about any of that,” I would worry about that.

For more to consider before buying here, take a look at our buyer’s guide.

6. They are vague about who will handle your transaction

Ask who will show you homes, follow up with prospective buyers, coordinate the details, and answer questions when your agent is unavailable. Having a team can be a real benefit. You should simply know who does what and how to reach them.

Before you sign an agreement, ask the agent to explain the services, length of the agreement, compensation, and any terms you do not understand. You should feel comfortable asking for a clearer explanation.

7. They do not treat your home or time with care

Does the agent lock up after a showing? Communicate when plans change? Speak respectfully about the people involved? Handle a problem without turning it into a whole production?

Those things matter. We can be friendly at the beach, laugh, and say “y’all,” while still taking your business seriously.

Questions to ask before hiring a Realtor

  1. What experience do you have with homes like mine or the area where I want to buy?
  2. How will you determine an asking price or help me evaluate an offer?
  3. What is your plan for my specific situation?
  4. How often will you update me, and who will be my main contact?
  5. How do you handle surprises during a transaction?

Then listen to the answers. You want someone who asks about your goals, explains their thinking, and does what they say they will do.
